Septic & Well Information

Every home in CSR is on an individual private well and septic system (OWTS: on-site wastewater treatment system). It is the responsibility of all homeowners to maintain their systems for the well-being of the community.

Septic tanks vary in size and depending upon how heavily they are used, typically require septic pumping every 3-5 years on average.*

  • Care should be taken as to what goes into your system and products should be septic safe.*

  • Between pumping, an effluent filter (if the system has one) should be cleaned every 6 months to assist in avoiding sewage backups.*

  • It is recommended by many, NOT to drive heavy equipment and vehicles over septic lines/tanks and leach fields at any time, as doing so can crush buried lines and compress soils, leading to potential failure of your system and its ability to filter wastewater.*

  • It is also recommended that homeowners keep woody plantings (especially trees) away from septic lines/tanks and leach fields, as roots may grow into and compromise the system resulting in leakage.*

  • Once you locate your property diagram on the site, go to the “More” tab and scroll down to “Septic” to review details for your specific system.

  • Homes in the CSR neighborhood are allowed a maximum annual amount of 1 acre-feet of water from your private well (covenants & bylaws p.9) -more water allowed than in many neighboring communities!
